Two transactions. One considered plan.

Buying a larger home while selling your current one brings a few decisions into focus: what to spend, when to list, and how to connect the two moves. I’m Nike John, founder of Harbor & Haven Real Estate. I help Greater Boston homeowners turn those questions into practical next steps.

Start with how you want to live

More square footage is only useful if it works for you. We’ll define the rooms, storage, outdoor space, parking, and location features that matter, then separate essentials from nice-to-haves.

Understand both sides of the move

We’ll review your current home’s market position and likely selling expenses. Your lender can help you establish a comfortable purchase range, including how your sale proceeds may fit into the financing.

Choose a sequence that fits

Selling first, buying first, and using temporary housing each involve tradeoffs. We’ll map out preparation, search, contract milestones, and moving dates around your circumstances and available options.

A clear path to your next home

  1. Define the move. Talk through what isn’t working now, what you want next, and your preferred timing.
  2. Prepare your sale. Set a pricing and preparation strategy grounded in your home and current competition.
  3. Focus the search. Compare homes against your priorities and coordinate the purchase with your sale.

Questions worth asking early

Should I sell before I buy?

That depends on your financing, available funds, housing options, and comfort with a temporary move. We’ll discuss the real estate sequence with input from your lender.

Can I make an offer that depends on selling my home?

A home-sale contingency may be an option. Whether a seller will accept one depends on the property, competing offers, and negotiated terms. We’ll discuss the tradeoffs before you commit.

Do I need to renovate before listing?

Start with a walkthrough. We’ll identify preparation that may improve presentation and distinguish it from work that could add unnecessary cost or delay.

What if I’m still months away?

That’s a useful time to start. An early conversation gives you room to understand the numbers, plan preparation, and refine your search.

Considering less space instead? Explore downsizing in Greater Boston.

Let’s plan your next chapter.

Tell me what you’d like to change about your current home and when you might want to move. We can begin with possibilities, even if your timeline is still taking shape.
