Bring clarity to the home decision

There’s a lot tied up in a home: money, memories, routines, and questions about what comes next. You don’t need to have every answer before you ask for real estate guidance.

I’m Nike John, a Massachusetts real estate broker and the founder of Harbor & Haven. My role is to help you understand the real estate side of the decision: what comparable homes indicate, what a sale could involve, and how to prepare for your next move.

Understand the property’s market position

We’ll review recent comparable sales, the home’s condition, and current competition. A market analysis can help inform a listing strategy. It is different from a formal appraisal, which your attorney or other professional may recommend for your situation.

Set a practical preparation plan

Before spending money on improvements, we’ll discuss which tasks may help the home present well and which may add unnecessary cost or delay. Cleaning, repairs, photography, showing access, and personal belongings all need a plan.

Establish clear communication

We’ll discuss who has authority to make decisions, how updates should be shared, and how offers will be reviewed. Representation and communication arrangements need to be established before work begins. With your authorization, I can coordinate real estate information with your attorney or other professional advisers.

Plan the sale and the next move

A proposed listing date should fit the necessary approvals, preparation, and housing plans. We can discuss selling, buying, or renting as the next step, while your attorney and financial advisers address the legal and financial decisions.

Common questions

Do we have to sell the home because we’re divorcing?

A sale is one possible route. Whether to sell, retain the home, or consider another arrangement depends on your circumstances and the advice of your attorney and financial professionals. I can help clarify the market information and the practical steps involved in a sale.

Can we list the home while a divorce is pending?

Ask your attorney before authorizing a listing or sale. Massachusetts court rules can restrict property transactions during divorce proceedings. Your attorney should confirm the permissions and agreements needed for your case.

Can you work with both owners?

We can discuss the proposed representation, required consents, and communication arrangements. I won’t assume that one owner’s instructions authorize action on behalf of everyone.

Is a market analysis the same as an appraisal?

No. A comparative market analysis supports a real estate pricing discussion. A formal appraisal serves a different purpose and may be requested by your attorney, lender, or court.

Do I need to share personal details to get started?

Start with the real estate question and how you prefer to be contacted. Please don’t send legal documents, financial account information, or sensitive details through a general website form.
